On the ground

The certificate: We read the SHM or HGB, the zoning map and the building permit before a viewing is arranged. If a document is missing we tell you that instead of arranging the viewing.
The lease: Length, extension terms, extension price and who is responsible for paying it. All four are written into the contract, not agreed on the phone.
The notary: You choose your own notaris. We will introduce you to three and we will not recommend one who pays us for the introduction.
The neighbours: We tell you what is zoned for the empty land next door, and whether the banjar has approved anything on it. A rice-field view is only a view until it is not.
Our fee: Two percent, paid by the seller. Nothing is charged to you, at any point, including the viewings.
